Parker has more choices now, but not every part is moving the same
As of October 11, 2026, the Real Estate Data Aggregator counted 618 homes for sale across Parker's two ZIP codes, 80134 and 80138, for the three months ending August 31, 2026. That is up 19.5% from the same period a year before. More supply means buyers have room to compare. It also means sellers cannot assume demand will do the pricing work for them.
The Denver Gazette reported on October 6, 2026, that a typical Denver metro home is taking 32 days to sell. Parker is close to that number overall, but the two ZIP codes land on different sides of it. That gap is worth knowing before you price or make an offer.
80134 and 80138: same town, different tempo
| 80134 | 80138 | |
|---|---|---|
| Median sale price | $690,000 | $737,500 |
| Price change vs. year prior | down 1.4% | up 7.3% |
| Median days on market | 33 days | 27 days |
| Homes sold above list price | 15% | 19.1% |
| Went under contract within 2 weeks | 26.7% | 32.9% |
| Months of supply | 3.2 months | 3.9 months |
ZIP 80138 sold at a median of $737,500, up 7.3% from a year ago, according to the Real Estate Data Aggregator. Homes there went under contract within two weeks at a rate of 32.9%, up 6.4 points year over year. That is the faster, pricier side of Parker right now.
ZIP 80134 tells a quieter story. The Real Estate Data Aggregator put its median sale price at $690,000, down 1.4% from a year ago. Median days on market came in at 33, one day longer than last year. Homes still sold close to list, averaging 99% of asking price, but the direction of travel is worth watching.
New listings are up. Pending sales are down. That is the tension.
The Real Estate Data Aggregator counted 696 new listings across Parker in the three months ending August 31, 2026, up 8.9% from a year earlier. At the same time, pending sales fell 7.6% to 573. More homes coming in, fewer going under contract. That math shifts leverage toward buyers, gradually.
What the broader metro adds to the picture
The Denver Gazette reported on October 6, 2026, that the median home price across the 11-county Denver metro fell to $575,000, down from $594,000 the month before. For detached single-family homes, the metro median came in at $635,000, down from $648,000. Parker's 80138 median of $737,500 sits above both of those figures.
The Denver Gazette also reported on October 9, 2026, that the benchmark 30-year fixed mortgage rate stands at 7.40% this week. Realtor.com noted on September 30, 2026, that rates climbed above 7% for the first time since January 2025. That rate level shapes what buyers can qualify for, and it affects how many are actively shopping.
Nationally, Realtor.com reported on September 30, 2026, that price cuts hit 20.8% of listings in September, the highest share since October 2022. The Denver Gazette reported that 30.9% of Denver sellers cut prices during the four weeks ending September 20. Parker sellers are operating inside that same environment, even if their specific numbers differ.
What this means if you own in Parker
If your home is in 80138, the data is relatively encouraging. Prices moved up year over year, homes sold faster, and nearly 1 in 5 sold above list price. The Real Estate Data Aggregator showed 19.1% of 80138 homes sold above asking, up 7.9 points from a year ago. Preparation and accurate pricing still matter, but the market there has some energy.
If your home is in 80134, the picture calls for more precision. Prices dipped a little. Days on market ticked up. Inventory grew 14.9%. Homes are still selling at 99% of list on average, which is not bad. But that average includes homes priced well from the start. Overpriced homes are the ones sitting.
- Parker added nearly 1 in 5 more homes to the market year over year, and pending sales slipped.
- 80138 is moving faster and pricing higher.
- 80134 is steadier but softer.
- One street can read very differently from the ZIP code average.
- Your specific block, price range, and home condition shape the outcome more than the headline number.
